"Windmill Palm Problem !!!!!!!! Please advise..........."

I have one windmill palm that is showing some weird stuff happening in the leaves.
The center spear, and much older leaves, appear OK, but the leaves that have opened this year appear to be curling up and dying.
What is going on, and what can/should be done to help the palm ?
This event suddenly occurred in the past week or so.
Thanks for any suggestions. Pics below.
